What is Fair Housing Month?

Every April, communities recognize the passage of the Fair Housing Act of 1968, a landmark civil rights law that protects people from discrimination in housing and promotes equal access to safe, stable housing.

The law made it illegal to discriminate when selling, renting, or financing housing based on protected characteristics.

The Federal Fair Housing Act prohibits discrimination based on:

  • Race
  • Color
  • National origin
  • Religion
  • Sex
  • Disability
  • Familial status (presence of children)

These protections apply to most housing transactions in the United States and help ensure that everyone has the opportunity to obtain housing without discrimination.

Tenant Protections

Fair housing laws ensure people seeking housing are treated fairly and equally.

Tenants have the right to:

  • Apply for housing without discrimination
  • Be offered the same rental terms and conditions as others
  • Receive truthful information about housing availability
  • Request reasonable accommodations for disabilities
  • Live free from harassment or discriminatory treatment

Landlord Protections

Fair housing laws support property owners by creating clear rules and consistent standards.

Fair housing protections help landlords by:

  • Providing guidelines for tenant screening and leasing
  • Promoting fair and consistent policies for all applicants
  • Reducing legal risk when policies are applied equally
  • Supporting stable and diverse communities
